Property Management

In addition to our tenant introduction service, we offer a comprehensive property management service to landlords who would rather not have the stress and inconvenience often created by the day to day management of an on-going tenancy.

The prompt and efficient management of a tenancy is key to keeping a good working relationship between tenants and landlords and avoiding tenancy disputes and unhappy tenants.  

Our dedicated and experienced management department is responsible for maintaining on-going relationships with tenants, ensuring that rent is paid on time, the property is being well kept through regular inspections and that the general terms of the tenancy are being upheld.

In addition to these basic requirements, our property management department is responsible for dealing with any maintenance issues that arise and ensuring the relevant legal requirements and safety procedures have been met at the outset of the tenancy.

Property Maintenance

We deal with any maintenance issues that arise during a tenancy, and ensure that it is dealt with promptly and efficiently. Our team of contractors are on hand to manage a range of issues and we ensure that independent quotes are sought for works with landlords responsible for agreeing to works outside of our delegated responsibility.

Guaranteed Rent

This product is offered with our managed properties and is offered by our referencing provider Homelet to cover rent arrears and legal costs. For further information see Rent Guarantee.

Energy Performance Certificate

It is a legal requirement that a valid Energy Performance Certificate (EPC) is present for each new tenancy and these are valid for 10 years. In the absence of a valid EPC Aston Rowe can assist, using our list of preferred contractors.

Inspections

At the outset of each new managed let, a schedule of inspections will be set to ensure the property is being well kept and the tenants are fulfilling the obligations of their tenancy agreement.

Rent Collection

Our rent collection service is offered in addition to the tenant introduction service. Our management team endeavour to ensure rent is collected and paid on time and are tasked with chasing any late or outstanding payments and providing regular monthly statements of account.

Landlords Online

Using our unique online log in service, our managed landlords will have full access to their property 24 hours a day, 7 days a week, being fully up to date on management issues, rent statements, renewal dates and full use of the tax return preparation service.

Professional Tenant Referencing

All of our referencing is carried out by Homelet, the UK’S leading referencing provider. These checks include credit, CCJ and bankruptcy checks, whilst also ensuring the tenant is registered at the given address and Homelet provide full landlord and employment checks.

Deposit Registration

We generally request a deposit of 6 weeks rent from a tenant, and ensure that the deposit is lodged with the appropriate Tenancy deposit scheme (TDS). Aston Rowe is a member of the Deposit Protection Service (DPS).

Preparation of Contracts

Aston Rowe will negotiate the terms of the tenancy and ensure the appropriate agreement is signed. Our contracts have been professionally prepared by solicitors to cover an assured short hold tenancy, company let or non-Housing Act tenancies.
