Keeping the rent flowing

Taking away the headache of checking, and occasionally chasing, the rent is a worry that we can take away from you, and pass it on to you by BACS as soon as we can.

24-hour emergency cover included

We recommend that every property takes out the excellent British Gas Homecare so the tenants can phone a 24-hour emergency line if ever there is a problem with the boiler, heating, electrics, water supply, roof or security.

Keen contractors, keener prices

With 120 properties under our management, our contractors are understandably keen to keep us happy. As a result we get better service at lower prices (and with no call-out fees) than people may be able to get individually.

Dedicated property manager

Having someone who knows property management inside out is crucial. Some smaller agencies have someone who does this only as part of their job. Our dedicated property managers are experienced in handling any situation that may arise with your property.

Inspections: more regularly, more thoroughly

Every agent carries out a 6-month property ‘inspection’ – although this can often be little more than a cursory look-round.

By contrast our property manager’s inspection compares your property in detail against the check-in report, item by item, to ascertain any deterioration in its condition.

We can also carry out an inspection after three months, to check new tenants are looking after your property properly; and after nine months too, allowing time for any work to be carried out before the tenancy ends at 12 months.

ARLA trained team

All of our team have passed, or are going through, the ARLA training programme – making sure we’re all as fully up to speed with current legislation as we can be, and that we’re adhering to their (quite rightly) strict codes of conduct.

Long-term tenancies for reduced voids

Unlike many agents, we have a dedicated renewals manager who phones both parties 70 days before the tenancy ends to check their intentions regarding renewing the tenancy.

This means that if the tenants want to leave, we have plenty of time to make sure the void between tenancies is as short as possible, or preferably non-existent.

Where appropriate we also negotiate a rent increase of 3-5%, although some landlords prefer to keep good tenants without increasing the rent.
