TENANT FEES
Before the tenancy starts

Contract Fee                                                                                 £198(incl VAT) - per tenancy
Aston Rowe have a contract fee which covers the amending and agreement of terms and arranging the tenancy on your behalf with the landlord.

Referencing Fee                                                                           £120 (incl VAT) - per person
Referencing provided by a third party provider (identity, immigration, and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability).

Inventory check in Fee                                                                  See schedule below
Aston Rowe employ and independent third party to carried out an inventory check in report which outlines a schedule of the properties condition. This will be used in conjunction with a check out report at the end of the tenancy to establish whether there are any deductions from you deposit.

Guarantor referencing Fee                                                            £60 (including vat) – per guarantor
If you require a guarantor we will need to have them referenced by our third party referencing provider the same way we referenced yourself (Identity, immigration, and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability). We also produce a guarantor agreement which is signed by all parties which is included in this cost.

Pet deposit                                                                                      Additional 2 weeks – per tenancy
If the landlord agrees that you have a pet in the property the contract is amended to reflect this agreement and you will often be asked to pay an addition 2 weeks deposit to cover any extra wear and tear.     

Deposit registration fee                                                                £42 (including VAT) – per tenancy
Depending on the deposit scheme that the landlord uses, there may be a deposit registration fee. If Aston Rowe registers the deposit on the landlord behalf we use the DPS (Deposit Protection Service) which is no additional cost to the tenant.

During your tenancy

Renewal Fee                                                                                 £198 (incl VAT) – per tenancy
Contract negotiation, amending and updating terms and arranging a further tenancy agreement.

Change of occupant contract fee                                               £360 (incl VAT) – per tenancy
Contract negotiation, amending and updating terms and arranging a further tenancy agreement.

Change of occupant referencing fee                                         £120 (incl VAT) - per person
Referencing provided by a third party provider (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to access affordability).

Change of occupant guarantor referencing fee                         £60 (incl VAT) – per guarantor

Deposit re-registration fee for chance of occupant                   £42 (including VAT)- per tenancy

End of your tenancy

If a professional check in was carried out then a professional check out will be required. Where this applies, you will be liable for a check out fee when the inventory company carries out their inspection (generally carried out by the same company as the check in). If applicable, the checkout report forms an important part of how the return of your deposit is arranged.

Professional clean
You will be required to leave the property in the same condition as it was when you arrived. If  the property was professionally cleaned you will need to do this prior to the check out. You will need to employ the services of a cleaning company and provide a receipt.

Early termination costs                                                                Please ask for a copy of our early termination policy
Subject to the agreement from the landlord on a case by case basis.
• Continued payment of rent and all other duties under the tenancy agreement until the next tenancy in the same property begins
• Pro rata reimbursement of the letting fee paid by the landlord for the tenancy – applicable to the time remaining on the last agreed contract
• Payment of the contract fee incurred by the landlord for the next tenancy
• Payment of the additional check in / out cost incurred by the landlord for the new tenancy.

LANDLORD FEES

CONTRACT FEE (LANDLORD’S SHARE): £180 (inc VAT)
Aston Rowe have a contract fee which covers the amending and agreement of terms and arranging the tenancy on your behalf with the landlord.

INVENTORY FEE (LANDLORD’S SHARE) see attached Schedule
Dependent on the number of bedrooms and/or size of the property and outbuildings

DEPOSIT REGISTRATION FEEE: £42 (inc VAT)
Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme
Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy

ADDITIONAL PROPERTY VISITS: £120 (inc VAT)
To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit

SUBMISSION OF NON-RESIDENT LANDLORDS RECEIPTS TO HMRC: £120 (inc VAT) quarterly
To remit and balance the financial return to HMRC quarterly and respond to any specific query relating to the return from the landlord or HMRC   

ARRANGEMENT FEE FOR WORKS OVER £500 at 10% of net cost
Arranging access and assessing costs with contractor;
Ensuring work has been carried out in accordance with the specification of works
Retaining any warranty or guarantee as a result of any works

 

ARRANGEMENT FEE FOR REFURBISHMENTS OVER £1000 at
10% of net cost

Arranging access and assessing costs with contractor;
Ensuring work has been carried out in accordance with the specification of works
Retaining any warranty or guarantee as a result of any works

RENEWAL FEE (LANDLORD’S SHARE): 9.6% (inc VAT)
Contract negotiation, amending and updating terms and arranging a further tenancy and agreement
Review rent in accordance with current prevailing market conditions and advise the landlord then negotiate with the tenant
Direct tenant to make payment change as appropriate
Update the tenancy agreement
Serve Section 13 Notice if tenancy is on a rolling monthly basis


CHECKOUT FEE (LANDLORD’S SHARE): See attached Schedule
Agree with tenant check out date and time appointment
Instruct inventory provider to attend
Negotiate with landlord and tenant any disbursement of the security deposit
Return deposit as agreed with landlord and tenant to relevant parties
Remit any disputed amount to Scheme for final adjudication
Unprotect security deposit
Instruct contractors; obtain quotes; organise repairs /replacement/cost of any broken or missing items

COURT ATTENDANCE: £120 (inc VAT) per hour
